I'm going for green - St. Pat's Day, Spring, and MOO-LAH!! Speaking of that combo, the property I have is in the heart of Dogtown, where St. Pat's is celebrated with fervor and relish. This little dollhouse is close to Forest Park and Hampton Ave. and Shamus Bar and Grill. Properties are hot and sell fast in this ever popular neighborhood. Use it as a retail sale or a lease option. $8,000 and 2-3 weeks of rehab and it is market ready. Couldn't believe it myself. Spread is about $48,000. Call me -- 618-514-5178 or e-mail me

Hud law
How do you handle lease options with the new law that HUD is implementing? Do you change from "Lease Options" to "Contract for Deed"? Does anyone know how it will effect Lease Options? This would be a good subject to talk about especially with so many doing business this way. The poor folks who can't get loans but have the money to Lease Option, how fair is that?
