The Last Lecture

4 Tips from the Real Estate Trenches

In the beginning of my real estate career, I bought 2 properties in one year. My first property was a duplex followed by the second property that was a 4plex. I would like to share with you how they were completely opposite of each other as far as deals go, even though I got a great price for both of them. You see, my first deal was the duplex and it was fairly easy to purchase, no real rehab needed, the property came with tenants in place and immediate cash flow. My next purchase was a 4plex that was gutted and needed quite a bit of work. Yet, I used the same mentality with both purchases and made a few mistakes along the way. Here are my tips for you so you can avoid this kind of a situation altogether.

Tip #1 is there are no 2 deals that are the same. There is always something that will be different. In this case the difference was like night and day or like comparing apples to oranges. As you can see from the above, the duplex was a turn key property already producing income. My 4plex needed a major rehab and time to even get it to the point of where my duplex was. You can see right away, these 2 properties were not on the same level and should not have been thought of as similar.

Since I was new to the real estate world, I did not think I needed a contractor to take a look at the 4plex and see what really needed to be done. I literally bought "as is" with no due diligence on my part what so ever. So, this would be Tip #2, always do your due diligence no matter what. I made a huge mistake by not doing my due diligence and it cost me a lot of money and also time. If you have a set amount of money that you are dealing with like I did, you will want to make sure you look into the property and do your proper research.

Tip #3 has to do with staying paralyzed in fear and getting nothing done. When I ran out of money, I stopped everything and the building sat. I had one apartment rented out but desperately needed to re-finance because I did this deal originally all cash. So, I needed to refinance because that was a way to get the cash I needed to finish the job. Actually my mentor snapped me out of my paralysis by telling me to get going, refinance and get it moving. That is exactly what I needed to hear and actually everything fell into place, once I got it going.

Tip #4 is not to get caught up in hiring cheap labor. This cost me so much down time than if I would of hired a regular contractor. I went through several groups of people saying they were handymen. It was also something that tied up a lot more time than needed to be. In the end, I hired a general contractor and got it done within a few months time. Huge difference. I was trying to save money and in the long run, I believe I did just the opposite. It certainly delayed the income from coming in.

I hope these tips will help you in your future investments in real estate. I was trying to take action and make it happen. At least I got it going, but there are easier ways. Take these lessons that I learned and implement by taking the proper action.

Hi everyone, As I walk around the VDF site I observe how cool this concept is! One thing I think I can offer to the membership is my expertise in all things Ops. However you are performing your business now, one key to success is continuous improvement.

I have spent most of my professional career learning how to improve processes and increase efficiency. Even a one man enterprise can use some tweaking to increase the ROI for the owner. This is a proven approach with an intrinsic value often overlooked by even "enlightened" leadership.

I'm pretty excited about mine! My family and good friends are coming over and we are going to cook out- nothing like cookin' out in 90 degree weather with a clear crisp beach to jump in if ya get too hot, ay?

Marketing 101

In my experience with small business, owners are usually quick to pull the trigger and leap into ideas without doing their homework. Here are a few thoughts to keep in mind when considering your marketing strategies.

1. The old "take a step back and look at your business" line still holds true. Sit down and consider what you are doing, what is working, and where you want to improve. Set goals for your business, and remind yourself of these goals as you go along. Understand your market and target market.

2. SWOT - Make a list of your strengths, weaknesses, opportunities, and threats. It's not a bad idea to have your employees and some outsiders do the same. Hint: There is always at least one threat; if you can't think of one then you're doomed.

3. With any marketing strategies do a SMART Analysis; Specific, Measurable, Achievable, Realistic, and Time Bound. This is a great way to break down a plan and see if it is something that can actually help your business. Google Chief Economist Hal Varian said it best, "If you can't measure it, you can't manage it". Businesses quickly forget the "Measurable" part of the analysis. I like to look at the new age of marketing as a constant loop of Plan, Execute, Observe, Analyze, Adjust, Execute, Observe, Analyze, Adjust, Execute, Observe...... with each iteration happening at shorter and shorter time cycles as we rely more heavily on internet marketing channels.

Those are just a few thoughts to get this blog started. Comment away, you won’t hurt my feelings.

Are you into Social Media yet?

Over the past week or so I finally got into this thing called social media. Like some new things that I’m introduced to - I can be somewhat skeptical about it especially if I haven’t done it yet and it’s outside of my box.



But after this time spent between my Twitter & Facebook acounts, I now see how helpful social media can be in helping us develop and define our business branding (what and how we do things). And with any type of written media, the ultimate goal is that of building relationships. It’s certainly hard to have a positive influence upon another if we don’t make an effort of getting acquainted with each other. This is reiterated by Jeff Jarvis in his book “WWGD?” page 22 when he states that “Your best customer is your partner” and that “It all comes back to relationships”.



The tools that we use (e.g., Blogs, Twitter, Facebook, etc.) are great for building those relationships. This is discussed in an interview with Chris Brogan of New Marketing Labs when he says http://www.youtube.com/watch?v=FtRHBMWHsgg…

I DID!! Man, what a rockin' weekend! This weekend, Starbucks, myself and few others decided to go to SIX FLAGS to get in on a little roller coaster action. Boy oh Boy- what a time!

Sooo, I woke up this morning, to Starbucks licking me face because "someone wasn't wanting to sleep anymore" and instantly looked at my clock- then to my calendar- & got instantly STOKED about the day. I then proceeded to do my weekly round of cartwheels across my room (which isn't so easy to do for 8'2 person) Obviously something about Tueday is making me act this way...

AND IT'S BECAUSE OF LOST! WOOO HOO! One of my daily highlights of every Tuesday! It's on tonight and I'm amped! Only a few more episodes until the SERIES FINALE. Sad, i know :( I just wish I could have guest starred on at least one episode...

My weekend with the Easter Bunny...

Hello all VDF'ers! Just wanted to blog a bit about myt my previous weekend. Mr. Easter Bunny and I haven't been able to get together like was used to these past few years. (Iv'e been busy and obviously so has he ;) But this year, we made it a point to reunite, remininse, eat some candy, hop around, and just enjoy the friendship we have kept over all these years (over 300 if ya wanted to know ;)

In doing so, I realized how quick times passes and how important it is to never lose sight of the relationships/friendships/contacts ya have! This week, make it a point to send an old friend a card in the mail, shoot a quick wall post to a VDF pal that you haven't spoke to in a while, give your thoughts on a blog someone has posted. Ya never know, it may just make that persons day.. even week!

What's a Blog? One Prospective...

When I started writing Blogs for VDF (first Blog of any type), it was one of the hardest things for me to do! If you know me at all, you know that I'm very left brain, very detailed oriented (due to my safety engineering and medical research background) at times - in extreme. Part of that problem is that I agonize over the simplest writing assignment - sometimes as if I'm performing labor. But since I'm a man, that's impossible for me to do - at least physically. So I do that mentally instead.

I also thought that Blogging came in one shape and size. Boy, I was totally wet behind the ears on that one. You know the saying that "Beauty is in the eye of the beholder (the person who's looking or perceiving)". Well the same could be said about Blogs - "Blogging is in the eye of the beholder"! Whether you'd be the one writing the Blog (aka Blogger) or a reader of the Blog, the Blog comes in all shapes, contents and sizes. At the time of putting on this Blog, there has been 300 Blogs placed within the VDF 2.0 platform. The types of Bogs that you'll see are those with a personal prospective, links to articles or news reports, potential real estate deals, advertisements for services, music, videos, etc. You name it - it's there!

I really didn't know what I was missing until I took the time to not only write a Blog but to start reading the other Blogs written by other VDFers. All I can say is, "Keep on Blogging"! You have shown me that Blogs are never ending in shapes (types/contents) and sizes. For you fellow Bloggers, I thank you for giving me that better prospective that I now have. For those of you that haven't taken the plunge into Blogging yet, I challenge you to do so within this month.

Always remember that what you're writing about within your Blog will be needed by someone else (the reader) other than yourself. Don't think that what you're writing about has no significance at all. Because your Blogs are significant. Whether it's one person or many, your message can be heard and understood mentally and emotionally. When this is done, you are becoming a Blogger - another type of service provider!

Well, I could probably go on - but I won't. Other than to say not only keep on Blogging but also take the time to read other's Blogs because there are real nuggets of treasure hidden inside them! But if we never read them, that treasure within the chest will forever remain hidden. And lets face it, we all could use additional treasure within our lives!

On Monday, I thought my green, rather large head (compared to my lankiness of a body) was going to explode at any moment with all the mounds of work I had to complete before the end of the week However, with lots of hard work, patience, and simple tips of guidance from my best buds Mark & Damian, I was able to get all my work done, and then some! Such a great feeling to have, ya know??

When I heard it, it got my heart and mind pumping which is something that I needed especially when I'm being tried and tested within the business. What if you fall down and fail, then what?

In answering the last question, my answer now will always be "Stand Up, (Stand Up), for the Champions, for the Champions - Stand Up"! So as an Entrepreneur, I am going to adopt this song as my Entrepreneurial theme song. Besides the assistance we can obtain through our personal relationship from our God, family members, and our business partners, ultimately - success lies within each of us to stand up whenever we fall down. Chase announced Monday that it will provide additional help to struggling homeowners by joining the second-lien program under the administration's Home Affordable Modification Program (HAMP). Known as 2MP, the second-lien modification program is designed to work in tandem with HAMP to lower homeowners' payments on both their first and second mortgages. Qualified homeowners may see the interest rate on their second lien reduced to as low as 1 percent for five years.

Wearing One Shirt At A Time!

I agree that with so much stuff (action items) that needs to be done, unless you have a systematic plan or approach in identifying and doing them all, you can easily feel overwhelmed and have the temptation of wanting to quit.

When you think of wearing only one shirt, pants, belt, shoes, etc. at a time and equate that with placing an ads online, making a phone call, writing a blog, contacting a prospective seller, buyer, and partner (the list never ends), you can only do one time at a time. However you can have multiple items in the fire being worked on at the same time! But even with these, they require a single effort of getting each one going. You can only take one step at a time. If you try to take too many at a time what usually happens to me is that I fall flat on my face. So here's another opportunity for Mark's often used slogan of "Keep It Simple" being said here.

So what has helped me in staying focused is having a partner to throw things around with. Often we have these coordinating sessions in which we evaluate the needs - needing to be done as well as having a prioritizing scheme to work from. What items should be done first (highest priority), second, etc. That way my wheels are less likely to spin with no ground or little ground being made. So my hat (if I wore one) goes off to Mona, not only my wife/friend of 29 years plus, but also to my business partner/co-owner of our "Rainbow Home Solutions" business. Thanks my love!

This theme materializes when a farmer follows his impressions (inspiration) and tears up several prime real estate acres for the planting/growing corn and then builds a baseball field in its place. Afterwards many former deceased all-stars started showing up wanting to play ball on the farmer's ball field.

Our own businesses are like having our very own "Fields of Dreams". But instead of ball players showing up, we have sellers, buyers, investors, and other valuable team players wanting to help us by playing ball on our own fields. And by doing so it gives us many winning seasons to come, starting with 2010!

I'm not very good at writing down my thoughts period. But after 4 days in being a part of the VDF 2.0 family, I say kudos to all those involved in its creation, activation and allowing me to obtain one of the greatest REI tools I'll ever come across. Q: What amino acids are the essential amino acids? - Layperson

A: You may see conflicting data on this, but to be labeled essential, means the amino acid must be gotten from the diet because the body lacks the enzymes to synthesize these amino acids. Eight are classified as core essential amino acids-Isoleucine, Leucine, Lysine, Methionine, Phenylalanine, Threonine, Tryptophan, and Valine. Seven are classified as conditionally or semiessential- Arginine (essential in infants in which production is not sufficient, but not in adults), Cysteine, Cystine, Glutamine, Histidine, Proline, and Tyrosine(derived from Phenylalanine and essential if not enough Phenylalanine is present for it to be synthesized), and nine nonessential (the body can synthesize these)-Alanine, Asparagine, Aspartic Acid, Carnitine, Glutamic Acid, Glycine, Ornithine, Serine, and Taurine. At one time it was thought that all the amino acids had to be taken in at one meal to synthesize protein, but it has been determined that several hours can pass before the remaining amino acids need to be taken in for protein synthesis to occur. None of the amino acids are stored and must be assimilated daily through the diet.

Lease Option - Rent to Own

Rent to Own or Lease with Option
(also called "RENT TO OWN" or "LEASE PURCHASE")

LEASE With OPTION is a financial arrangement that combines Residential Lease with an Option to Purchase Agreement.

You're leasing a house with an option to buy it at any time during the lease term for the price usually set upfront. Each month part of your rent goes towards the purchase known as RENT CREDIT (You're not throwing your hard earned money away anymore, you're building equity!).

The required down payment is usually 3 to 5%. This is known as Option Consideration.

Both the RENT CREDIT and the DOWN PAYMENT go towards the purchase price and secures your exclusive right to purchase the property during the period of your lease.

LEASE WITH OPTION Advantages

Lease with Option offers you 3 important benefits:

1. Small Amount of Up-Front Cash Required

The amount of Option Consideration (down payment) is around 3 - 5% vs. 10-30% down payment required in conventional purchase. There is no closing costs, which would normally run you around $2K to $4K. Instead, you can have that money working for you.

2. Profit From Appreciation & Equity Buildup (see example below)

By doing a Lease with Option you lock up the price of a home up front. During the term of the agreement the price of the home will not change, even if home values in the area increase.

If you just continue leasing where you are right now, you will likely discover that a year or two from today you will have to pay 10%-15% higher price for the same house you wanted to buy now. Why do that, when you have a Lease with Option alternative?

And not only do you profit from appreciation, you build equity through the rent credits that are given to you each and every month.

3. Time To Obtain the Best Financing

You buy yourself some time allowing you to work on whatever is stopping you from getting a loan today, your weak link. You must correct your credit, build up the down payment, or work up a consistent income from self-employment.

There is no pressure, no rush and you can search for the best financing available. Most lenders will consider Lease with Option as a partial ownership allowing you to "refinance" instead of treating it as a "new purchase" loan. That will save you some fees.


Let's look at a typical example of acquiring a home using the Lease with Option concept:


Sales Price: $ 100,000

Option Consideration: $ 5,000 (down payment)

Monthly Rent Payment: $ 1,000

Monthly Rent Credit: $ 250 (in this example 25% of your rent is credited)

After 12 months you will accumulate $ 3,000 (12 x 250) in rent credits. So your EQUITY will be $ 8,000 (rent credits + down payment) after only 12 months. You will only need to get a loan for $ 92,000 (sales price - equity), which wouldn't be a problem assuming you have paid the rent payments on time and other obligations were paid in timely fashion.

Let's compare this to a house that you buy through a bank. Let's for a moment assume that you have A++ credit and that a bank is willing to give you a loan with only 5% down. So to get in a house like the one in our example above, you would need $5,000 (5%) for a down payment, and you would need $2,500 (2.5%) for closing costs. With a loan at 7%, only about $78 would go towards principal, the rest would be interest, taxes and insurance. So in one year you would have 12 x $78 = $936 towards principal, and your equity would be $5,936 (5,000 + 936). So as you can see you can build more equity with Lease with Option plan ($8,000 vs. 5,936) during the first year and you don't need to spend money on closing costs.

It's been awhile since I've posted here- due to a number of reasons including my goal of finishing what I started about 30 years ago: a total resurrection of my humble apartment in NYC. First Time Home Buyer Tax Credit Extension

The first time home buyer tax credit extension is expected to greatly help the housing market. Not only are first time home buyers receiving a check for $8000 move-up buyers are receiving a check for $6500. If you have lived in your current residence for five years or more and you are “moving-up” into a new home you have the opportunity to qualify for a $6500 tax credit if you close before April 30th, 2010. This is expected to but a jolt in the housing market but we have yet to see it take effect in the data.

Earlier this week we learned that mortgage applications fell by 11.7% during the week ending November 6th, 2009. This data is from a period in which home owners were still waiting to see if the first time home buyer tax credit was going to be extended. There is little doubt that this is a strong reason we saw a drop in mortgage applications over this period of time. The new data is likely to show a slight increase and as the month moves forward hopefully we will see mortgage applications rise. With mortgage interest rates very close to all time lows now is a great time to lock in to a low mortgage rate on a first time house purchase or a move up purchase. Not only can you lock in to a mortgage rate well under 5% but you will also receive a tax credit. This is basically free money to put in your pocket so do not let this opportunity pass you by. Make sure to research which lender will work best for you but it should not be a problem finding a mortgage lender offering low mortgage interest rates.

Are foreclosed homes and bank owned homes the best way to find wholesale real estate?

Finding great real estate deals is the key to making money in the real estate industry. There are many courses that you can purchase on how to find great real estate deals. One of the more popular ways is to buy a bank foreclosure list property.

The main reason why many investors are working purchasing foreclosure properties is because these properties are distressed property owners that need a solution to prevent foreclosure. The story why these property owners cannot sell the property is because the loan may have been defaulted and one of 2 things must happen in order to sell the property.

1. One option is to catch up the loan and pay any late fees to reinstate the loan so that the mortgage company is happy

2. The second way is if the property owner cannot pay the loan and the amount of payments is too large for someone to catch up the loan, a sale can be done if the bank approves a short sale. This allows a new buyer to purchase the home for a lesser price even thought the loan amount was not realized by the bank.

The process of a short sale take a property that cannot be sold the traditional way and turned into an property that can be sold for much less. This actually creates value in the open real estate market because it allows for someone to purchase the home.

Real estate investors like to approach this type of transaction because short sales create wholesale opportunities. The ONLY real reason why real estate investors are seeking short sales is because there is a lot of money to be made. Some people look at this type of real estate investing as taking advantage of someone that is hurting and making money from their loss. But, helpful investors understand that there is a need for this service and create solutions and wholesale deals during the process.

Wholesaling generally refers to the process of buying a property for below market price, and then selling it to another investor, usually without fixing up the property - it's a procedure also sometimes described as "flipping properties"

Many people who sell properties at wholesale prices are what might be called "motivated sellers" - those who are desperately trying to sell for a compelling reason. These reasons can include foreclosure, relocation or personal or health issues.

The absolute easiest way to find wholesale deals is to by them directly from the bank! Bank owned homes offer the easiest and non-emotional approach to finding a wholesale deal. As you probably already know, emotions run high when people that own a home risk the chance of losing due to foreclosure.

Most people go to the open market to find these deals, but many are finding that the open market or any property listed in the Multiple Listing Services (MLS) causes yet another problem. This problem creates a frenzy of people that have cash to drive up the price of the home and make a once wholesale deal almost a retail deal which frustrates savvy investors to no end.

So how exactly can you buy from a bank and not drive up the price? That is only for a few insiders to know unfortunately. Many people on the inside of the banking industry or a good ole boy network really are the only ones that have this information and can take advantage of the opportunity. Sometimes partnering with a REO Realtor can allow for you to get information on upcoming properties, but then that could become an ethics issue by the regulating authorities. Most people find bank foreclosure lists to purchase to try and find deals.

Networking is important when it comes to locating and buying wholesale properties. If local realtors are aware that you are interested in potential wholesale deals, you will find it a lot easier to find properties. A good network of useful contacts is invaluable and one of the best things you can have in real estate. Make sure you always follow up with your contacts - rather than waiting for them to call you back.

And sometimes the simple approach is effective - many successful investors advise that you can do worse than simply drive around respectable neighborhoods and look for slightly run down houses that are for sale.

Many people who are trying to locate wholesale properties make the understandable mistake of concentrating on the cheapest properties in their area. In fact, a profit can be made from wholesaling more expensive homes as there are usually homeowners who are desperate to sell their more expensive home, too.

Getting access to wholesale properties can be done if you have the right network and have built the right relationships. In recent years, because of the mortgage meltdown, finding wholesale property deals has become more widespread and more desireable - and contrary to what some people believe, it is perfectly legal. And with the right knowledge, foresight and connections it can be a profitable venture.
